Closing and Beyond - Builders Warranty When it is time to take possession of your new home Shaun and Amy welcome you into their family of satisfied customers. The relationship will be long lasting and their commitment to you and your home will be continuing.
At Closing - Shaun and Amy will walk you through every room of the house with a closing inspection checklist . In the kitchen each appliance will be discussed and demonstrated to ensure all features are working as stated by the manufacturer. The appliance warranties will be reviewed and the warranty registration cards will be completed.
- The heating and air conditioning unit will be reviewed and the instruction manual will be reviewed. Warranty registration will be completed. Routine maintenance requirements by the home owner will be identified.
- Water and electrical shut off locations will be identified.
- The security system (if installed by the builder) will be tested and the instruction manual will be turned over to the homeowner.
- All window and doors openers and locks will be checked. They keys will be turned over to the home owner. Sliding glass doors will be checked for ease of opening and locking mechanism.
- All fixtures with water faucets will be checked and hot water system will be checked.
- Information will be provided on the care and maintenance of counter surfaces, flooring, fireplaces.
Post Closing - There is a warranty on everything in the home for one year. During that year if anything goes wrong Shawn will remedy the situation. During the first year Shawn wants the homeowner to be assured that if any problems do occur he will fix them, no matter what they are. Many items within the home such as appliances have there own warranties that are in place for several years (warranties lengths vary from product to product).
Builders Warranty - Phoenician provides (where applicable) a limited 2-10 Home Buyers Warranty at no cost to the homeowner, which covers workmanship and systems for a two (2) year period, and limited structural coverage for a ten (10) year period, collectively known as America's Choice®. The homebuyer(s) signature is received at closing upon an extended warranty application, and forwarded to the Home Buyers Warranty Corporation by Phoenician builders closing attorney, with payment in full for the policy. The policy is normally delivered from the Home Buyers Warranty Corporation within four (4) to six (6) weeks after closing.

- Reporting a Structural defect;
- Express Limited Warranty (condominiums);
- Conditions;
- Exclusions, and Construction Performance Standards.
Additionally, a valuable Home Maintenance Manual is provided which includes great monthly, twice a year and annual maintenance items the homebuyer(s) should institute into their home care program. The extended warranty is fully transferable, up to the remaining amount of the limited warranty, with no additional costs related to such successions.
